Scottsdale expects a higher standard of documentation than most valley cities, and its design review is genuinely enforced. We plan for that: elevations, materials and colours get settled and submitted before anyone orders anything, because a rejected finish schedule is far cheaper on paper than on a wall.

Central and south Scottsdale carry a lot of older ranch stock on generous lots, while north Scottsdale is newer and more heavily governed by HOA architectural committees. The two need different approaches. One is usually a reconfiguration, the other is usually a matching exercise against a controlled palette.

Desert-adjacent and hillside lots bring their own constraints: drainage, disturbed-area limits, and sun exposure that punishes west elevations. We specify finishes and glazing with that exposure in mind rather than choosing them from a showroom in isolation.
