Mesa runs its own Development Services department, so a permit here is a City of Mesa submittal rather than a county one. We build the review window into the programme up front, because starting demolition against a permit that has not cleared is how a remodel loses three weeks it never gets back.

A great deal of Mesa's housing stock is post-war ranch and 1970s and 1980s block construction. That means slab-on-grade foundations, painted masonry or stucco-over-block exteriors, and original branch circuits that often need bringing up to current code once the walls are open. On an addition we plan to match a stucco texture that has weathered for forty years, which is a different job from matching it new.

West Mesa's older neighbourhoods come with mature landscaping and tight lot access, so we stage deliveries to keep a street passable and the neighbours on side. Further east the newer subdivisions bring HOA architectural review, which we submit alongside the city paperwork rather than discovering it afterwards.
