Goodyear permits through its own development services department, and it is one of the fastest-growing cities in the valley — which means most of what we work on here is younger than twenty-five years old.

Palm Valley, Estrella and the newer tracts are production-built: slab-on-grade, truss roofs, stucco over frame, and platted with enough lot for the outdoor living that did not come with the house. A large share of our work in Goodyear is exactly that — extended patios, ramadas, casitas and outdoor kitchens on homes that are otherwise sound.

The ground on the south and west edges of the city carries expansive soil in places, and drainage across a flat lot needs planning before a slab goes in rather than after the first monsoon. We set finished floor and fall against the existing grade at design stage.
