Sun City West is unincorporated Maricopa County, so building permits are county submittals rather than city ones. It is a separate community from Sun City with its own recreation governance, and the two are often confused.

Development began here in 1978, so the stock is a generation newer than original Sun City: larger homes on larger lots, more garages than carports, and pitched tile roofs in place of the older low-slope build-ups. The work skews towards updating rather than repairing — kitchens, bathrooms, flooring and enclosing or extending a patio.

As an age-restricted community it carries expectations about access, noise and hours that we plan into the programme rather than discovering. Dust control matters more here than most places, and we set up containment on interior work as a matter of course.
