Less often than people fear and less evenly than they expect. Ultraviolet exposure here is severe, but a house rarely wears uniformly — west and south elevations degrade considerably faster than north-facing ones, so a single elevation often needs attention well before the rest of the house does. We will tell you when that is the case rather than quoting the whole building.

For exterior masonry and stucco, elastomeric coatings perform well here: they resist ultraviolet, and they bridge the fine hairline cracking that stucco naturally develops. They cost more than standard exterior paint and they are not right for every substrate. Interior work is a different conversation entirely, driven by sheen, washability and the finish level of the wall behind it.

Preparation is most of the job and most of what separates a paint job that lasts from one that does not. Washing, sound repair of cracks, priming bare or repaired areas and proper masking all happen before a finish coat goes anywhere. A quote that is notably cheaper than others is usually cheaper here, and it shows within two summers.

Usually. A colour that has been on a wall in Arizona sun for years is no longer the colour it started as, so matching the original formula gives you a patch that is visibly newer. We match to the wall as it is now, and we test on the actual elevation before committing.

Spring and autumn are kindest. Mid-summer surface temperatures on a west wall can be high enough that coatings flash off faster than they should, which affects adhesion and finish. Work through summer is entirely possible by following the sun around the building and starting early, and that is how we schedule it.
