Glendale runs its own building safety division, so a permit here is a City of Glendale submittal. The city has its own historic district rules around the downtown core, and a project inside one of them is a different application from the same job three streets away.

The housing splits sharply by age. Around downtown and Catlin Court there is genuine pre-war and post-war fabric — narrow lots, raised foundations in places, and original wiring behind lath. West of the 101 the stock is 1990s and 2000s production, slab-on-grade and truss-framed, where the work is usually extending or reconfiguring rather than repairing.

The older neighbourhoods still run flood irrigation, and a mature ash or citrus over the work area changes how we stage a build. We plan the pour and the delivery around the irrigation turn rather than finding out the hard way that the yard is under four inches of water on the morning of the pour.
