Roofing in Sun City, AZ

Sun City's roofs are unlike anything else in the valley, and most valley roofers price them wrong.

What is different about Sun City

The original 1960s and 1970s housing is compact, single-storey and largely low-slope — built-up roofing, later foam and coatings, on shallow decks with carports attached. These are not tile roofs and they do not behave like tile roofs. They fail by ponding, by coating breakdown and at parapet and scupper details, and they need a specification written for low slope rather than a pitched-roof product applied optimistically.

There are two permits here, not one. Sun City is unincorporated, so the building permit is a Maricopa County submittal — and the Sun City Fire District issues its own permit and inspections for fire and life safety alongside it. Missing the second one stops a job.
