San Tan Valley spent decades as one of the largest unincorporated communities in Arizona and became a town on 1 July 2026. Permitting is mid-handover and it is a two-step until the changeover completes: a zoning clearance from the Town first, then the building permit itself from Pinal County with that clearance attached. The County is processing permits under an intergovernmental agreement to the end of 2026, with the Town expected to take it over during 2027. We confirm which path is live at the time of your project rather than assuming.

The housing is overwhelmingly 2000s and later production — slab-on-grade, truss framed, stucco over frame, laid out in large master-planned tracts. Structural failure is rare; the demand is for what the builder did not include, and on lots this exposed that means shade first: extended patios, ramadas and pergolas, then casitas and outdoor kitchens.

It sits directly against Queen Creek, which we have worked in for years, so the ground conditions and the trades are familiar. Growth has outrun the road network in places, and we plan deliveries around the routes that actually carry a loaded truck.
