Phoenix covers the widest range of housing in the state, from 1920s bungalows near the centre to homes finished last year. We do not carry one approach across all of it. A century-old lath-and-plaster wall and a 2015 truss roof are different problems that happen to share a city.
Work in the historic districts comes with overlay requirements, and those are worth respecting rather than working around. Original windows, rooflines and street-facing detail carry real value, so we plan to keep what should be kept and be straightforward about what genuinely cannot be saved.
Elsewhere in the city, 1960s and 1970s block construction is common, with slab foundations and evaporative-cooling legacies still visible in the roof structure. Opening those homes up usually means addressing electrical capacity at the same time, and we would rather price that at the start than raise it mid-project.
