Building in Fountain Hills

Fountain Hills is a town with its own government and its own building department, and it takes hillside building seriously. Slope, height, cut and fill, and the protected washes running through the town all shape what will actually be permitted, so a project here starts with what the town will approve rather than with a floor plan.

The housing is largely custom and semi-custom on hillside lots, much of it from the 1990s and 2000s, built against the McDowells with retaining structures and stepped foundations. Remodelling one means understanding how the original engineer solved the slope before changing anything that carries load.

Access is the other constant. Steep and narrow streets, tight turnarounds and long driveways limit what can reach a site. We size deliveries and equipment to the driveway, not the job, and we plan concrete around what a truck can safely do on a grade.
