El Mirage runs its own building department, and it is a small enough city that a project here is dealt with directly rather than lost in a queue. A permit is a City of El Mirage submittal.

The city has an older original core on small lots and a much newer ring of 2000s subdivisions around it. The two need different work: the core is repair and upgrade — roofing, stucco over block, electrical brought up to code — while the newer tracts are addition and outdoor living.

Lots in the older sections are compact and the streets are narrow. We keep a skip and a material stage inside the property line where we can, because blocking a street in a neighbourhood this tight makes the job everybody's problem.
