Building in Deer Valley

Deer Valley is one of the City of Phoenix urban villages, not a separate municipality, so work here permits through Phoenix. It covers a large area of north Phoenix either side of the I-17.

Most of the housing dates from the 1980s through the 2000s — slab-on-grade, frame and stucco, tile roofs, on regular suburban lots. Homes of that age are now at the point where the original roof covering, the water heater and the electrical panel all come due within a few years of each other, and it is usually cheaper to plan that together than to do it three times.

Parts of the village sit under the Deer Valley Airport Overlay, a named district in the Phoenix zoning ordinance rather than an informal noise zone. It does not stop a project, but it carries requirements of its own on residential work, and it is far cheaper to know that before drawings are started than after they are drawn.
